1. Prices and Discounts

The prices apply for a minimum stay of 3 nights per apartment and night

Surcharge double room for single use: 20,00 €

New 2018: Underground Car park

The amount of local tax is calculated based on the municipal regulation at the time of the stay. From January 2023: 2,30 € per day and person above 14 years of age.

2. Discounts for children

• Kids up to 0 years stay with us free of charge.
• 1-3 years: -75%
• 4-8 years: -50%
• 9-14 years: -25%

The child reduction is always in the shared room

3. Pets

Your four-legged family member pays 20,00€ per day (food not included).

Please bring a Basket or blanket for your pet.

Furthermore, we ask for your understanding that domestic animals do not have access to the dining and wellness rooms.

4. Booking

Please note: The booking becomes binding at a payment of a deposit for confirmation (booking guarantee) and the transmission of the booking confirmation. In case of cancellation, the deposit will not be reimbursed

5. Additional charges and terms of payment

Deposit: We are happy to receive written reservations via email. The reservation becomes valid once the deposit of 30% of the accommodation price has been paid.

The deposit will not be refunded in case of cancellation. We will also apply the below cancellation conditions.

Bezahlung: Please pay cash on site. The cash limit in Italy amounts to 2.000 €. The following payment methods are allowed: non-transferable check, bank transfer.

6. Arrival & Departure

Arrival: On arrival day the apartment will ready for you starting from 14.00 clock. In case of a delay, we look forward to receiving a message from you.

Departure: On departure day, please leave your apartment not later than 10:00 clock.

7. Cancellation

Cancellation conditions according to Art. 1382 Civil Code

According to the Italian Consumer Protection Code, there is no right of withdrawal. However, we grant you the right to withdraw according to following cancellation conditions as defined in art. 1382 (Civil Code):

Cancellation Policy

You can cancel your reservation free of charge up to 4 weeks before the arrival date. In this case, only the deposit already paid (down payment) will be retained.

In case of cancellation by the guest within 4 weeks of the arrival date, the following cancellation fees apply:

• Cancellation 4 to 2 weeks before arrival: 50% of the total agreed price
• Cancellation 2 to 1 week before arrival: 70% of the total agreed price
• Cancellation during the last week before arrival: 90% of the total agreed price
• Cancellation on the day of arrival or no-show: 100% of the total agreed price

In case of early departure, the full amount of the booked stay will be charged.

Please inform us in good time if you are unable to start your holiday. Thank you for your understanding!

8. Cancellation insurance

Travelling cancellation insurances are not bookable in our hotel.

9. Exlusion of liability

We strive to provide accurate and complete information on this website. However, we assume no liability or guarantee for the topicality, correctness and completeness of the information provided. We reserve the right to make changes without notice or to amend the information. Only the specific service offer or the booking confirmation is binding. For external links we can – despite careful control – assume no liability. For the content of linked pages exclusively their operators are responsible.

10. Data protection

For the purposes of the GDPR, we inform you that your data will be used and saved exclusively for processing your application and will not be disclosed or distributed to third parties.
